Taboadela aproba definitivamente o regulamento do coworking Lama de Prado

The Taboadela City Council has definitively approved the Regulations for the use and internal regime of the Lama de Prado community space (coworking), an agreement of the Plenary session of July 27, 2026, published in full in the Official Gazette of the Province of Ourense on October 26, 2026, in section IV. Local Entities (official reference: 352876). As no claims were filed during the public exhibition period, the initial plenary agreement was automatically elevated to definitive, in compliance with article 70.2 of Law 7/1985, of April 2, regulating the bases of the local regime.

The approved text establishes that the community space does not have its own legal personality, but rather forms part of the services offered by the Taboadela City Council, which is the owner for all purposes. The regulation presents the coworking space as a temporary hosting structure designed to place companies in their first steps in the market, with non-profit management to facilitate the initial development of initiatives of local interest.

The declared objectives are to establish the rights, obligations, and responsibilities of the assignees and occupants, organize the administration of the space for its maintenance and conservation, control neighborhood relations, and regulate the consequences of non-compliance with internal rules. The regulation is always understood without prejudice to the conditions agreed upon in each assignment contract, which shall prevail in case of contradictory interpretation.

A 43 square meter classroom in the old school

The space is located on the right floor of the old school of Lama de Prado, with a built area of 43 square meters, featuring common areas and private use spaces. Each module is equipped with:

  • Office cabinet
  • Work chair
  • Wastepaper basket
  • Computer

Administration corresponds to a monitoring body, whose decisions bind all assignees upon notification by the Council, and to a coordinating or directing person appointed by the Council itself, empowered for the organization and administration of the center.

Schedule, keys, and coexistence rules

The center operates twelve months a year, Monday to Friday, from 8:30 to 14:30 hours, respecting state, national, and local holidays. It may also be used in the afternoon until 20:00 hours, under one condition: the exterior door must remain locked with a key, and the entry and exit of members of the assigned companies must be recorded in a logbook.

Each company will be entitled to one copy of the keys to the exterior doors, with a strict prohibition on making new copies and an obligation to return them at the end of the contract. The Council reserves the right to deny admission to persons whose presence may be considered detrimental to the security, reputation, and interests of the space, and anyone accessing it must identify themselves and justify their presence.

Prohibitions include using the space as a residence, carrying out works or modifications —including mobile delimiting elements—, placing unapproved signs on facades and common areas, distributing propaganda outside the assigned surfaces, and disturbing the environment with noise, vibrations, or smells.

Monthly fee of 50 euros and deposit of 100 euros

The economic regime sets a monthly fee of 50.00 euros for users who meet the criteria of the regulations and operating bases, intended to cover current expenses. At the time of access, and once the contract is signed, two monthly fees must be paid in advance, 100.00 euros, as a deposit.

Assignees must start their business activity within three months following the granting of the use of the premises, during which time they must apply for the necessary licenses, responsible declarations, or prior communications. Possession of the space shall take place within a maximum of 5 days from the signing, and upon termination of the contract, it must be left free and clear within 72 hours.

Validity and appeal

The regulations will enter into force on the day following the publication of their final approval in the provincial bulletin. An administrative-law appeal may be filed against the agreement before the Administrative Chamber of the High Court of Justice of Galicia within two months, in accordance with article 46 of Law 29/1998, of July 13.

The regulation arrives with a vocation for continuous adaptation: the City Council may modify it whenever necessary, given the singular nature of the project. For the entrepreneurs of Taboadela, the regulation turns the Lama de Prado coworking space into a regulated municipal service, with a low cost and clear rules of use, which reduces the uncertainty of the first months of activity and sets in writing the responsibilities of each party.
