Parada de Sil financiará ata o 80% rehabilitacións para alugueiro habitual

The Parada de Sil City Council is opening a line of grants to rehabilitate and conserve homes intended for habitual and permanent rental, with a maximum amount of 80% of the investment and 3,000 euros per home. The regulatory bases and the call for the 2026 financial year were approved by the council’s Local Government Board in the ordinary session held on October 29, 2026. The extract was published in section IV (Local Entities) of the Official Gazette of the Province of Ourense on November 3, 2026, with reference R. 2.618, and is signed by the mayor, Aquilino Domínguez Díaz.

The call is processed under a competitive bidding regime and aims, according to the published text, to “encourage private initiative investment” in rehabilitation and conservation actions for homes to be incorporated into the habitual and permanent rental market “at a reasonable and accessible price.” The publication of the extract is carried out under the provisions of articles 17.3 b) and 20.8 a) of Law 38/2003, of November 17, general on subsidies.

Persons or entities in which any of the circumstances provided for in articles 10.2 and 10.3 of Law 9/2007, of June 13, on subsidies of Galicia, occur are excluded as beneficiaries. The full text of the bases can be consulted on the municipal electronic office.

What can be financed and with what limits

The grants focus on actions that represent an improvement in the habitability, accessibility, or energy efficiency of the property. Admitted works include:

  • Renovation of bathrooms and kitchens.
  • Installation or improvement of heating systems.
  • Improvement of energy efficiency: thermal insulation, energy-efficient windows, LED lighting.
  • Accessibility actions, such as adapted doors and bathrooms.
  • Other interventions that improve the habitability of the property.

Technical fees, the cost of executing the works, the acquisition of materials and equipment, and VAT when it is not recoverable will be eligible for subsidies. In no case are expenses incurred before January 1, 2026, second-hand equipment or materials, works executed by the beneficiary themselves, nor administrative taxes, permits, and licenses admitted. The actions must have the corresponding enabling title and, if applicable, sectoral authorizations.

Vacant housing, three years of rental and work in six months

Natural or legal persons who are owners of the property, or hold any right over it, may apply for the grants, provided that the property is located within the municipal district of Parada de Sil. The essential conditions are:

  • The dwelling cannot be under a rental agreement at the time the application is submitted.
  • The works must be executed within a maximum period of six months from the granting of the aid.
  • The beneficiary must commit to dedicating the dwelling to habitual and permanent rental for a minimum of three years from the completion of the works.
  • The property must be rented or incorporated into the rental market within a maximum period of six months.
  • It is mandatory to formalize the corresponding rental contract.

The maximum amount will be 80% of the total investment, with a ceiling of 3,000 euros per dwelling.

Fifteen business days and electronic processing only

The deadline for submitting applications is fifteen (15) business days starting from the day following the publication of the announcement summary of the call in the Official Provincial Gazette. Processing is exclusively electronic, through the electronic office of the Concello de Parada de Sil (https://paradadesil.sedelectronica.gal), in accordance with article 14 of Law 39/2015, of October 1. If the application is submitted in person, its amendment via electronic means will be required, and the date of the amendment will be considered the date of submission, according to article 68.4 of the same regulation.

The documentation requires Annex I (application for aid), a project or technical report with the location of the property, description of the action, itemized budget including VAT, and photographic report of the current state, in addition to the enabling title and sectoral authorizations. The justification must be presented upon completion of the works and, in any case, before June 30, 2027, with invoices, photographic report, proof of payment, certification of being up to date with state, regional, and local tax administrations and with Social Security, and certification of IBAN ownership.

The call is relevant for owners of vacant properties in the municipality, who have a direct incentive to rehabilitate and place the dwelling on the rental market, and for housing seekers in an inland municipality that can thus expand its residential offer at contained prices.
