A Coruña auctions a leftover 25-meter plot for 50,964 euros

A Coruña allea por 50.964 euros unha parcela sobrante de 25 metros

The City Council of A Coruña has agreed to the direct sale, for 50,964 euros, of a surplus municipal plot of 25 square meters located at number 58 Vereda do Polvorín street, in the municipal district of A Coruña. The purchaser is the neighboring company Segret y Segret Promociones, S.L., owner of the adjacent plot at number 60 of the same street. The operation was formalized by a resolution dated October 27, 2026, issued by Councilor José Manuel Lage Tuñas by delegation of the Local Government Board, and is published in the Official Gazette of the Province of A Coruña (BOP) number 210, corresponding to Tuesday, November 3, 2026.

The publication literally reproduces the administrative agreement and is inserted in the Local Administration section, in the municipal area of Urbanism, Rehabilitation and Housing. The text appears signed in A Coruña on October 27, 2026, by the delegated councilor of the Area of Urbanism, Rehabilitation and Housing, Francisco Dinís Díaz Gallego, and bears announcement number 2026/7048.

The formula used is direct allocation, without bidding, justified by the nature of the asset: it is a remnant of a public road with no road utility of its own that is only usable by the owner of the adjacent plot, which explains why the City Council waived the open tender procedure.

The technical appraisal and the fixed price

The first point of the agreement approves the valuation prepared by the Technical Office of the Land Management Department in its report of May 8, 2026. That document fixes the value of the plot at 50,964 euros, which represents slightly more than 2,000 euros per square meter of surface.

The identifying data of the asset contained in the resolution are as follows:

  • Cadastral reference: 8733041NJ4083S0001HM.
  • Surface area: 25 square meters.
  • Nature: surplus plot of public road, with no road destination.
  • Patrimonial registration: volume 2 of Patrimonial Real Estate, order number 000001013.
  • Registered property: 14444 of the Property Registry No. 4 of A Coruña, volume 2471, book 276, folio 162.

Payment and effectiveness of the agreement

The third point of the agreement requires the purchasing company to deposit the 50,964 euros into the Municipal Treasury as the sale price. The fixed deadline is fifteen days counting from the day following the receipt of the notification.

The resolution is explicit about the consequences of non-compliance: if the payment is not justified within that period, the sale agreement becomes void. Furthermore, the effectiveness of the act is subject, as a suspensive condition, to the payment of the amount into the municipal bank account communicated to the company.

The text also authorizes the granting of the purchase and sale contract and its elevation to a public deed before a notary. The expenses derived from this formalization shall be borne by the purchasing commercial entity.

Removal from the inventory and communication to the Xunta

The fifth point orders the necessary modifications to the Council’s Municipal Inventory of Real Estate, so that the plot is removed from it as it ceases to belong to the municipal heritage.

This same section establishes the obligation to notify the Xunta de Galicia of the alienation of the heritage asset, a mandatory communication procedure in the transfers of locally owned real estate. The final point provides for the notification of the resolution to the company Segret y Segret Promociones, S.L. and its publication in the Official Provincial Gazette, which is now taking place.

The announcement occupies a single page of the provincial gazette and does not incorporate allegations or additional reports beyond the transcription of the agreement and the reference to the technical appraisal from May.

Impact on the surroundings

The sale closes an operation of small value but of immediate practical interest: it regularizes a boundary situation between a private property and a disused road remnant, while leaving 50,964 euros in the municipal budgets for land that had no autonomous use. For the residents of the area, the move likely anticipates an expansion or reorganization of the plot at number 60, while the local real estate sector observes how the Council resolves small remnants of public roads via direct sale, a common but little-visible procedure that affects the final configuration of the city’s street fronts.
