Three run-down Gramrode properties go to forced auction in Horsens

Three adjoining properties in Gramrode near Juelsminde, together valued at DKK 1,110,000, will be sold at forced auction on 6 November 2026 at 09:30 in courtroom A of Fogedretten i Horsens, Godsbanegade 2, 8700 Horsens. The auction was requested by the estate of Rasmus Peter Andreas Larsen through administrator Johnny Mæhlisen of Brunse Mæhlisen Advokatfirma I/S, and is announced in Statstidende of 20 October 2026 under reference S16102026-2.

The announcement is filed in Statstidende’s section for forced auctions over real property, the official channel through which Danish bailiff’s courts publish sales of real estate. According to the land registry extract cited in the notice, title to the properties rests with the estates of Rasmus Peter Andreas Larsen and Johannes Kresten Larsen. The sale is proposed to be conducted as a single combined call — “samlet opråb” — covering all three parcels, and the case is registered at Retten i Horsens under case numbers AS 6-41/2026 and 6-56/2026.

Three parcels, one auction

The notice lists three separately registered properties in Gramrode village, Rårup parish, all in the 7130 Juelsminde postal district:

  • Matr.nr. 4 f, Gramrode by, Rårup — Bjerrevej 378, 1 11, Gramrode, with a registered area of 5,310 m².
  • Matr.nr. 7 ah, Gramrode by, Rårup — Bjerrevej 378, Gramrode, with a registered area of 797 m².
  • Matr.nr. 4 c, Gramrode by, Rårup — Bredgade 22, Gramrode, with a registered area of 1,036 m².

None of the three parcels includes road area. Bredgade 22 lies in direct continuation of the rear plot of Bjerrevej 378, and the notice states that access to the garage on that plot runs across the parking area of the company Uni Makers. The notice adds explicitly that the auction buyer must clarify the access conditions independently.

A 1953 house that needs clearing, cleaning and renovation

The dwelling was built in 1953 in red plastered brick with a red tile roof, and its built area is 130 m² according to the national building register (BBR). The layout comprises a rear entrance with a pellet-fired boiler, a kitchen described as presumably the original one, a living room, a bathroom with bathtub and three rooms. The notice states that the property requires thorough clearing, cleaning and renovation, or possibly demolition.

The outbuildings and grounds are equally run-down. BBR records a 16 m² outbuilding erected in 1998, but according to the owner it does not exist and there is only a wooden shed of 4–6 m² on the plot. On Bredgade 22 there is a 40 m² garage in red brick with an asbestos-cement roof. The grounds are described as heavily overgrown, messy and impassable. Heating is by pellet boiler, and BBR records a private water supply and drainage to the public sewer system. White goods included are a cooker, a refrigerator and a washing machine.

Valuations, inspection and documents

The public valuations date from 1 October 2020 and are set out in the notice as follows:

  • Bjerrevej 378: DKK 853,000, of which land value DKK 368,000.
  • Bredgade 22: DKK 257,000, all of it land value.
  • Combined property value: DKK 1,110,000, of which land value DKK 625,000.

The property may be inspected on Monday 2 November 2026 at 11:00, and registration for the inspection must be sent by email to ce@maehlisen.dk no later than Friday 30 October 2025 at 12:00, the year being given as 2025 in the notice as published. Access cannot be expected without prior registration. The sale particulars and auction conditions are available for inspection at Fogedretten i Horsens, and requests for the sale particulars go to Holst, Advokater, att. Annette Stausholm, Hans Broges Gade 2, 8000 Aarhus C.

The auction is announced by Holst, Advokater, while the requesting party is the estate of Rasmus Peter Andreas Larsen, represented by administrator Johnny Mæhlisen, Brunse Mæhlisen Advokatfirma I/S, Nørre Alle 32, 8362 Hørning, case number 16856.

For readers in the Horsens and Juelsminde area, the case is a rare combined sale of three contiguous parcels at a single call, which means bidders cannot pick off one address without the others being part of the same proceeding. With a combined valuation of DKK 1,110,000 against a dwelling that the notice itself says may have to be demolished, the practical value sits largely in the land — DKK 625,000 of the total — and in the 5,310 m² main parcel. Anyone intending to bid should note the unresolved access to the Bredgade 22 garage and the discrepancy between the registered outbuilding and what is actually on the ground.
