Second auction of a 407-square-meter commercial premises in the center of Jerez

The General Treasury of the Social Security has put out to a second public auction, via an open procedure, a 407-square-meter premises located in the “Santo Ángel” Building, on Eguilaz street s/n corner with Alvar López street no. 7, in Jerez de la Frontera. The minimum bidding price has been set at 784,591 euros. The announcement, signed by the provincial director Miguel López Aranda, is published in the B.O.P. of Cádiz no. 205, dated October 23, 2026, under announcement number 347,329.

The origin of the procedure and the deciding body

The file begins with an agreement from the Director General of the General Treasury of the Social Security dated May 13, 2025, which ordered the start of the disposal procedure by public auction of the property. The resolution now being announced corresponds to the Provincial Directorate of the General Treasury of the Social Security of Cádiz, which acts as the convening body and before whose board the public act will be held.

This is the second auction call for these same premises, which places the operation within the framework of real estate asset disposals that the Social Security processes through its provincial directorates. The auction will be governed by the administrative clauses contained in the specifications, available to potential bidders.

A 407-meter premises formed by ten registered properties

The property is not a single estate, but the result of the physical grouping of ten registered properties inscribed in the Property Registry no. 1 of Jerez de la Frontera, all of them from Volume 1197, Book 192:

• Property 20140, Folio 64, registered area of 64.82 m².
• Property 20142, Folio 67, 64.82 m².
• Property 20144, Folio 71, 80.94 m².
• Property 20146, Folio 73, 84.90 m².
• Property 20148, Folio 76, 61.81 m².
• Property 20150, Folio 79, 61.81 m².
• Property 20152, Folio 82, 88.48 m².
• Property 20154, Folio 87, 47.33 m².
• Property 20156, Folio 88, 99.49 m².
• Property 20112, Folio 22, 63.00 m².

Added to these properties are four cadastral references with their areas: 5839303QA5653H0058EL (407 m²), 5839303QA5653H0059RB (47 m²), 5839303QA5653H0091QJ (99 m²) and 5839303QA5653H0043FU (168 m²). The property is free of encumbrances.

According to the Energy Efficiency Certificate for Existing Buildings registered on October 8, 2025, the premises obtain an E rating in energy consumption, with 71.73 kWh/m² per year, and a D rating in emissions, with 12.15 kg of CO2/m² per year.

Minimum price, guarantee, and bidding calendar

The economic conditions and deadlines are as follows:

• Tender price: 784,591 euros, which serves as the minimum price.
• Guarantee to be established: 5% of the price, i.e., 39,229.55 euros.
• Deadline for submission of bids: until 2:00 PM on October 30, 2026.
• Auction date: November 12, 2026, at 10:30 AM.
• Location of the public act: headquarters of the Provincial Directorate of the General Treasury of the Social Security of Cádiz, at Avenida Amílcar Barca, 5, before the board constituted for this purpose.

How to submit the bid and visit the property

In accordance with condition 8 of the specifications governing the auction, interested parties must formulate their written bids in a sealed envelope and submit them to the General Registry of the Provincial Directorate of the General Treasury of the Social Security of Cádiz or at any of the registries provided for in Law 39/2015, of October 1, on the Common Administrative Procedure of Public Administrations.

The specifications are available to bidders at the Provincial Secretariat at Avenida Amílcar Barca no. 5 and can also be downloaded from the Social Security website, in the real estate purchase and sale section. The premises may be visited by prior appointment by calling 956244376.

The operation is of interest to investors and merchants in the center of Jerez, who until October 30 have the opportunity to bid for a large-surface premises in one of the city’s main commercial arteries, with a minimum price already reduced after the first failed call and with the guarantee that the property is offered free of encumbrances.
