Randers commercial unit with two shop premises heads to forced auction

A commercial owner-occupation flat at Mariagervej 50, st tv, 8900 Randers C, is to be sold at forced auction on 21 October 2026 at 11:00 at Retten i Randers, Nørregade 1. The sale is announced by the court in Statstidende’s notices of forced auctions of 8 October 2026, under case AS 54-167/2026. The property carries a registered value of 2,350,000 kr., of which 273,600 kr. is land value.

The property and its premises

The unit is registered as matr.nr. 377 a, Randers Markjorder, lejlighedsnr. 1, and is described as a commercial owner-occupation flat with two shop premises. It forms part of a three-storey block built in 1964 in yellow brick with a fibre-cement roof that contains asbestos. The same auction was previously announced in Statstidende on 2 October 2026.

  • Registered area: 555 m², with a registered distribution figure of 250/1000.
  • Commercial area: 501 m² (417 + 84).
  • Basement: 99 m².

The flat comprises two buildings: the shop premises facing Mariagervej and a building standing at right angles to the block, connected by a door. The shop premises are partly clad in black facade material and partly rendered masonry, with two entrance doors. They are currently let to a beauty salon; the notice states that the commercial lease was requested but had not yet been received.

The interior includes a room with grey tiles and a small toilet, a back room with a long table and washbasin and a Samsung washing machine, and an industrial kitchen with an industrial washing machine, a Zanussi industrial oven and an industrial range. Further rooms include an entrance with a Bosch washing machine and a Blomberg tumble dryer, a basement room with terrazzo floor, a bathroom with two toilets and a shower, and a commercial room or warehouse reached through the gate with the handle motif. The notice reserves the presence and working order of the white goods and any third-party rights.

The auction and the parties

The auction will be held in Retten i Randers on 21 October 2026 at 11:00. According to the land registry certificate, the registered owner is Leisure Invest ApS. The party requesting the auction is Schank Ejendomme ApS, represented by attorney Birgitte Rolighed of Lou Advokater, Viborg branch, Gothersgade 2, 8800 Viborg, under case number 105940. The sale particulars and conditions of auction are available for inspection at the court office and via the case page at tvangsauktionssiden.dk/case/15284.

Terms for buyers

The notice sets out several conditions that bind a buyer:

  • The Act on the right of cancellation for the purchase of real property does not apply at a forced auction, so a buyer is bound by the bid.
  • No condition report has been prepared; the buyer must accept the property as it is and as it stands, without claims for defects against the bailiff, the petitioner or the petitioner’s representative.
  • The auction buyer must ensure timely payment of all instalments, property taxes and similar charges falling due after the auction, whether or not a payment card is received.

The information is based in part on the BBR property report and the land registry, and neither the petitioner nor the bailiff guarantees its accuracy.

For readers in Randers and the wider East Jutland commercial property market, the case offers a rare chance to acquire a large, income-producing retail unit in a central location — but one carrying asbestos in the roof, an unresolved lease and no condition report, all of which will weigh on the bidding.
