Pedraza subasta el arrendamiento agrícola de 10,08 hectáreas de fincas rústicas

The Minor Local Entity of Pedraza has opened the auction to award the lease for the agricultural cultivation of 10.08 hectares of publicly owned rural estates, with a base rent of 1,912.80 euros per year. The tender announcement is published in the Official Gazette of the Province of Soria no. 126, of Wednesday, November 4, 2026 (pp. 3937-3938), under the official reference BOPSO-126-04112026. The contract is awarded through an open procedure in the form of an auction.

Approval by the Plenary and exhibition of the specifications

The Plenary of the Minor Local Entity of Pedraza, in a plenary session on October 29, 2026, approved the Administrative Clauses Specifications governing the lease auction of these rural estates, which are part of the entity’s patrimonial assets.

The specifications will remain on display for eight days at the Town Hall Secretariat for examination and the filing of possible claims. The tender proceeds simultaneously, but will be postponed if necessary should allegations be filed against the document.

It follows from the text that the administrative management of the file is channeled through the Town Hall of Fuentelsaz de Soria, where the specifications can be requested on Thursdays from 8:00 to 13:00 hours and via email at fuentelsaz@dipsoria.es. The announcement was signed in Pedraza, on October 29, 2026, by the mayor Raúl Ruiz Romera.

Five extendable years and increasing rent

The economic and temporal conditions of the contract are as follows:

  • Duration: five years, corresponding to the agricultural years from 2026-2027 to 2030-2031.
  • Extension: possibility of another five years if neither party expresses otherwise.
  • Base rent: 1,912.80 euros per year (one thousand nine hundred twelve euros and eighty cents), equivalent to approximately 190 euros per hectare per year.
  • Improvement: the minimum bidding rate can be improved upwards.
  • Definitive guarantee: 4% of the award price, which can be established in any of the forms provided for in Law 9/2017 on Public Sector Contracts (LCSP).

Natural or legal persons with full capacity to act may apply. The economic offer is submitted in a sealed envelope, and proposals that deviate from the model established in the specifications will not be accepted.

Fifteen days and two envelopes to apply

The deadline for submitting proposals is fifteen calendar days following the publication of the tender announcement in the Official Gazette of the Province of Soria and on the Notice Board, with delivery to the Town Hall of Fuentelsaz de Soria during Secretariat hours (Thursdays from 8:00 to 13:00 hours). The offers are secret and are structured into two envelopes:

  • Envelope A, labeled “ECONOMIC PROPOSAL TO BID FOR THE AUCTION”, with the bidder’s name and exclusively the economic offer according to the official model.
  • Envelope B, labeled “COMPLEMENTARY DOCUMENTATION TO BID FOR THE AGRICULTURAL CROP AUCTION”, with the document proving the legal personality of the bidder —photocopy of the DNI if it is a natural person, copy of the deeds if it is a company or society— and the responsible declaration of Annex II.
  • Responsible declaration: must certify that the bidder does not incur any of the prohibitions for contracting under the LCSP and is up to date with tax and Social Security obligations.

A contract on a regional scale

The auction affects a small but continuous area of slightly more than ten hectares, a common size for cereal and forage farms in the surroundings of Pedraza and Fuentelsaz de Soria. The chosen formula —lease with increasing rent and an extension of up to ten years— offers stability to the successful bidder, who must assume the agricultural cultivation of patrimonial lands of the local entity.

The interest for farmers and tenants of the region lies in the starting price, which is less than 200 euros per hectare per year, and in the possibility of consolidating a farm for a decade if the extension is agreed upon. Furthermore, the operation reinforces the function of municipal assets as a source of recurring income for small-sized entities such as Pedraza, whose own resources depend largely on the yield of their rural properties.
