Nordea Kredit sends 273,659 square metre Ringsted farm to forced auction

Nordea Kredit Realkreditaktieselskab has requested the forced auction of the 273,659 m² agricultural property at Haraldstedvej 162 in Ringsted, a farm with a farmhouse from 1914 and a long row of outbuildings. The auction will be held on 10 November 2026 at 11:00 in Retssal 2 of Retten i Roskilde, Ved Ringen 1, 4000 Roskilde. The notice is published in Statstidende of 16 October 2026, in the section for forced auctions of real property, under reference S14102026-54.

The estate covers matrikel 8 a and 8 e, Valsømagle By, Haraldsted, about 10 km from Ringsted and sloping south towards Langesø. It lies in land zone and is registered as an agricultural property, so the landbrugslov applies: the buyer must take up residence on the property and must obtain permission from Styrelsen for Grøn Arealomlægning og Miljø to acquire it. The court case is AS 14-199/2026, the requester’s own case number is 510742-230396, and Njord Law Firm at Pilestræde 58 in Copenhagen acts as the announcing firm. According to the tingbogsattest, the registered owner is Niels Grejs Højgaard Hansen.

A 1914 farmhouse and eight registered buildings

The residential part is 206 m², with a 65 m² basement and a 110 m² attic floor of which 44 m² is usable. The house was built in 1914 with a brick facade and a tile roof, and the interior is assessed as needing thorough renovation; the kitchen was worn at inspection and the bathroom is around 20 years old. Heating comes from an older oil boiler supplemented by a pellet stove and a wood-burning stove, and a new heating system is considered necessary.

According to BBR the following buildings are registered:

  • A remaining agricultural building (horse stable) from 1914, 280 m².
  • A grain store and machine house from 1914, 312 m².
  • A garage and workshop from 1914, 167 m².
  • A machine house from 1960, 55 m², and a henhouse from 1960, 34 m², which has been demolished.
  • A machine hall from 2006, 605 m², without a cast floor.
  • A greenhouse from 2012, 5 m², and an outhouse from 2013, 9 m².

An 18 m² conservatory is not registered in BBR, and the requester does not know whether it is lawful. Several buildings have roofing material containing asbestos, and two buildings were erected without permission under building case 20/6158. No condition report has been prepared, so the buyer takes over the property as it stands and cannot claim defects against the bailiff or the requester.

Protection lines, contaminated soil and a pesticide ban

The property lies in an area of drinking-water interests and in a sensitive abstraction area. It contains protected nature of the marsh type, protected earth and stone dikes, and forest-building, lake and stream protection lines, and all buildings have a conservation value of 4.

  • Servitut no. 3 concerns a registered waste depot mapped as contaminated at V2 level.
  • Servitut no. 1 and 7 impose a ban on commercial use of pesticides with effect from 14 October 2027; compensation under § 24a is paid when the order takes effect, while § 24 compensation has already been paid.
  • A BNBO area includes a pesticide-free zone of 0.1872 ha.
  • Servitut no. 2 of 25 April 1877 covers hunting passage, fishing and reed-cutting rights in Haraldsted sø and is not held in the tingbog files; buyers are referred to Rigsarkivet.

Leases, two horses and outstanding land tax

Most of the land, 20 ha in total, is leased out at DKK 4,200 per hectare per year, and the machine house is let at DKK 2,500 per month according to unverified information dating from 2023. Two horses and a dog are on the property; the horses are regarded as hobby horses rather than livestock and are not included in the sale, and the court has appointed a lawyer for the debtor, who had not been reached as of 5 October 2026.

State land tax of DKK 4,702.86 falls due on 1 October 2026 and must be paid by the auction buyer if the previous owner does not pay, according to Gældsstyrelsen. The preliminary 2025 valuation sets the property value at DKK 1,581,000, of which the land accounts for DKK 489,000; the 2020 figure was DKK 5,650,000 with land at DKK 1,293,800. No land tax has been deferred, according to Ringsted Kommune, and no date has yet been fixed for viewing the property.

The case matters locally because it puts a large, fully let agricultural holding with a protected marsh, a contaminated depot and a pesticide ban from 2027 on the market in one lot. For neighbouring farmers the practical questions are who will take over the 20 ha lease, whether the two horses are removed before the hammer falls, and how much renovation the 1914 farmhouse will demand.
