Por FactBox Admin

On 16 November 2026 at 09:00 the district court at Retten i Holbæk will put a 2025-built twin dwelling at Herredstoften 54 in Kalundborg under the hammer, at the request of the lender CapitalBox AB. The forced auction was announced in Statstidende on 23 October 2026 under reference S21102026-263, court case AS 40-104/2026. The property, 128 m² of living space on a 1,104 m² plot, has been used as a viewing home and is advertised in free trade at DKK 3,695,000.
Statstidende is Denmark’s official gazette, published by Civilstyrelsen under Justitsministeriet, and its auction notices are the legally required announcement that a property is to be sold compulsorily. Each notice sets out the property description, the valuation, the encumbrances and the conditions a bidder accepts by raising a hand.
The registered owner is Ittaouil Holding ApS, CVR 44141043. The auction was requested by CapitalBox AB, c/o the Danish branch of CapitalBox AB, acting through attorney Henrik Drewes Rasmussen of Galst Advokater, Gammel Strand 44, 1202 København K, under the firm’s own case number 180776.

Terms, risks and practicalities
- No condition report has been prepared; the buyer takes the property as it stands and cannot claim defects from the bailiff, the requester or its representative.
- The Danish right of cancellation on property purchases does not apply at forced auction, so a bid is binding.
- The buyer must pay all instalments and property taxes falling due after the auction, whether or not a payment slip arrives.
- There is no freeze on property taxes as of the auction date, and no rent tribunal or building cases are registered, according to Kalundborg Kommune and the property data report.
- The property may fall under Kalundborg Kommune’s wastewater plan for 2023-2027; buyers are directed to the municipality’s website for details.
- No viewing date has been fixed; interested parties must register on the website or contact the court office quoting the case number.
- The sales particulars can be downloaded at boligsiden.dk/tvangsauktioner and inspected at Retten i Holbæk, Domhusstræde 1, 4300 Holbæk.
For Kalundborg the auction is a small but unusually clean test of the local market: a brand-new house that has never carried a tenant, with a public asking price and a public valuation that still reads zero. Whatever the hammer price on 16 November, it will be the first hard number the town gets for what a newly built home outside the centre is worth to a buyer who must accept it unseen and as it stands.
