Mairena del Aljarafe somete a información pública el Plan Parcial Caño Real

The Mairena del Aljarafe City Council has admitted for processing and initially approved the Partial Plan for Sector SR-14 “Caño Real” and its Strategic Environmental Study, both referring to the General Urban Development Plan (PGOU) of the municipality. The decision was adopted by Mayoral Resolution No. 2026/0757, dated September 29, 2026, at the request of the Management Commission of the sector itself. The announcement is published in the Official Gazette of the Province of Seville (BOP) No. 203, corresponding to Tuesday, October 20, 2026, in the Local Administration section and with the official reference CVE BOP-SE-2026-203019.

Forty-five days to submit allegations

The text submitted for public exhibition establishes a period of 45 days, counted from the day following its publication in the BOP. Using October 20 as a reference, the count begins on October 21, 2026, and would conclude on December 4, 2026.

During this period, the file may be examined at the Municipal Urban Planning Management of the Mairena del Aljarafe City Council, located at Plaza de las Naciones S/N, Monday to Friday from 9:00 AM to 2:00 PM. Allegations or suggestions must be formulated in accordance with the provisions of Article 14 of Law 39/2015, on the Common Administrative Procedure of Public Administrations, through the electronic office of the Management.

  • Deadline: 45 days from the day following publication.
  • Start of count: October 21, 2026.
  • In-person consultation: Plaza de las Naciones S/N, Monday to Friday, 9:00 AM–2:00 PM.
  • Online consultation: transparency portal of the Municipal Urban Planning Management.
  • Submission of allegations: electronic office, in accordance with Article 14 of Law 39/2015.

The announcement is electronically signed by Marta Alonso Lappí, in her capacity as Vice President of the Municipal Urban Planning Management of the Most Excellent City Council of Mairena del Aljarafe, with a signing date of October 6, 2026. The Municipal Urban Planning Management is the municipal autonomous body in charge of urban planning processing, with its address at the Office Building of Plaza de las Naciones, 41927 Mairena del Aljarafe.

The publication is supported by Article 104 and the reference to Article 8 of Decree 550/2022, of November 29, which approves the General Regulation of Law 7/2021, of December 1, for the promotion of the sustainability of the territory of Andalusia. This regional regulation, known as LISTA, regulates the approval procedure for development planning instruments and their submission to public information.

A residential sector with its own environmental evaluation

The purpose of the announcement is twofold: on one hand, the Partial Plan that provides detailed regulation for Sector SR-14 “Caño Real”; on the other, the Strategic Environmental Study that accompanies said instrument and forms part of the environmental assessment of the planning. Both documents are processed jointly and are exhibited to the public in the same act.

The initiative corresponds to the Management Commission (Comisión Gestora) of the sector, an entity that groups the landowners and acts as the promoter of the action. The initial approval does not close the procedure: following the period for allegations, the file must be resolved by accepting or rejecting the suggestions presented and continue its processing until final approval by the competent body.

At this stage, the announcement does not detail the surface area of the sector, the number of planned dwellings, nor the remaining determinations of the Partial Plan, data which appear in the documentation deposited at the Municipal Urban Planning Management office and accessible through its transparency portal.

Impact for Aljarafe

The initial approval of the Partial Plan for SR-14 “Caño Real” formally opens the participatory process for an urban development action of relevant scale in Mairena del Aljarafe, one of the municipalities with the highest growth in the Sevillian Aljarafe. Residents, landowners, developers, and environmental groups have until early December to examine the document and submit allegations, in a procedure that combines urban planning and strategic environmental assessment and whose resolution will condition the future development of this area of the municipality.
