Hornbæk coastal villa returns to forced auction after 34.5 million bid
Por FactBox Admin

A coastal villa at Kystvej 40B in Hornbæk, officially valued at DKK 17,000,000, will be sold at a second forced auction on 19 November 2026 at Retten i Helsingør, after the first auction produced a bid of DKK 34,550,000. The re-auction is announced in Statstidende of 29 October 2026, in the section for forced auctions of real property, under court case AS 5-49/2026 and the gazette notice S27102026-83.
The notice was filed by the Copenhagen law firm Rialtoadvokater, which also acts for the party that requested the auction, Lars Christian Lucht Rasmussen, represented by attorney Henrik Oehlenschlæger. Under the heading “Særlige bemærkninger” the notice records only: “Ny auktion 19. november 2026 kl. 13.30. Bud på første auktion var kr. 34.550.000,00”. No reason for the repeat sale is given.
The property was already advertised for forced auction on 22 October 2026, at 13:30 before what the earlier notice called Fogedretten i Helsingør, published in Statstidende of 6 October 2026 (S02102026-98) under the same court case number. That first attempt is the auction at which the DKK 34,550,000 bid was registered. The new notice carries an additional lawyer’s reference, RI8572DM, alongside the court’s own case number.
The auction in practical terms
- Date and time: 19 November 2026 at 13:30.
- Venue: Retten i Helsingør, Retssal D, Prøvestensvej 50, 3000 Helsingør.
- Court case: AS 5-49/2026; the requesting firm’s reference is RI8572DM.
- Documents and terms of sale: the notice refers interested parties to the case page on tvangsauktionssiden.dk, case 15256, and states that sale particulars and auction conditions are available for inspection at the court office unless otherwise indicated.
- Inquiries about inspection: Rialtoadvokater, Falkoner Allé 1, 2000 Frederiksberg.
A 1,283 square metre plot facing the Øresund
The registered area is 1,283 m², of which 0 m² is road, according to the notice. The plot lies off Kystvej behind a closed gate of white timber, with cobblestones around the house and an annex that the building register (BBR) lists as a garage but which contains two rooms and a bath and toilet. A covered patio sits in the garden to the east.
Inside, the notice describes a small front entrance hall leading to a further hall with a guest toilet in light marble, a modern kitchen with Miele induction hob, extractor, built-in coffee machine and refrigerator, and a living room with muntin-paned doors and a built-in fireplace. One room is registered in the BBR as an orangery; a smaller room faces the water with a timber terrace, and an raised terrace looks out over the dunes towards Kullen.
The basement holds a wellness area with marble-tiled floors, steam bath and shower behind glass doors, plus a utility kitchen with the district heating unit and storage rooms. On the first floor there is a bathroom with marble floor and bathtub, and a bedroom with plank floors and access to a terrace with a view over the water.
Valuation and ownership
- Official property value: DKK 17,000,000 as of 1 October 2020, of which DKK 14,000,000 is land value.
- Recorded owner according to the land registry extract: Angelina Wessmann Jensen.
- Requesting party: Lars Christian Lucht Rasmussen, acting through Rialtoadvokater.
- Advertising lawyer: Rialtoadvokater, Falkoner Allé 1, 2000 Frederiksberg.
The relationship between the figures is the most striking element of the notice: the bid registered at the first auction was slightly more than double the total official valuation of DKK 17,000,000 set in 2020, when the land alone was assessed at DKK 14,000,000.
For readers in north Zealand, the case is a rare public marker of price levels in one of the region’s most sought-after coastal stretches, where a 1,283 m² plot on the sea side of Kystvej carries a land valuation of DKK 14,000,000. The 19 November hearing will show whether a buyer is found at or above the DKK 34,550,000 already offered, and the notice itself is the only official record of the terms, the venue and the parties involved.
