Fuengirola aprueba la reparcelación del sector SUNC-01 de su planeamiento urbanístico

The Fuengirola City Council has initially approved the land redistribution project for area SUNC-01 of its General Urban Development Plan (PGOU). The agreement is published in the Official Gazette of the Province of Málaga (BOP) on October 23, 2026, within the City Council announcements section, via Edict 3830/2026. With this publication, the public exhibition of the document begins, a preliminary step toward its final approval.

Land redistribution (reparcelación) is the urban management instrument that redistributes the resulting plots of a sector among the affected owners once its layout has been established. In this case, the area is SUNC-01, a non-consolidated developable land sector of the Fuengirola PGOU, whose development is now specified in the distribution of benefits and the allocation of plots.

The announcement is inserted in the third section of the provincial gazette, dedicated to city council announcements, and adds to the urban planning activity that the Fuengirola Council has been publishing in the same gazette over the last few weeks.

What the initial approval implies

The initial approval of the land redistribution project closes the formulation phase of the document and subjects it to the public information process articulated by the edict itself. During this period, the file remains available to interested parties for consultation and for the submission of any allegations they deem appropriate.

The document defines the layout of the residential land in the area and the distribution of burdens and benefits among the owners of the land included in the sector. Publication in the BOP constitutes the formal channel of notification to those affected, some of whom may not have been located individually.

Background of the area in the provincial gazette

The processing of SUNC-01 does not occur in isolation. In the same gazette and on immediately preceding dates, the following are recorded:

  • Edict 3520/2026, dated October 9, 2026: final approval of the modified urbanization project for area SUNC-1 of the PGOU.
  • Edict 3521/2026, dated October 9, 2026: final approval of the urban management agreement.
  • Edict 3784/2026, dated October 8, 2026: final approval of the detailed study for SUNC-13.

The urbanization project approved in October is the infrastructure upon which the future residential development of the sector is based; the land redistribution now initially approved completes the distribution of land among the owners.

Who is affected

The file directly impacts several groups:

  • Landowners included within the perimeter of SUNC-01, whose plots and share of urbanization costs will be redefined.
  • Developers interested in the residential development of the area.
  • Neighbors and rights holders in the vicinity of the sector, who may file objections regarding the proposed planning.

Next steps

Once the public information period has ended and the objections have been resolved, the project must be submitted for final approval by the competent municipal body. Until then, the initially approved document is not final and its content may undergo modifications.

The relevance of the announcement is twofold: on one hand, it unlocks the land management of one of the residential sectors planned in the PGOU of Fuengirola; on the other, it sets the calendar that affected owners must follow if they wish to defend their rights before the distribution of plots is finalized.
