Fredensborg stud farm with illegal construction heads to forced auction
Por FactBox Admin

A 239,667 m² stud farm at Langstrupvej 45 in Fredensborg, flagged in the national building register for illegal construction and two unlawfully established riding tracks, goes to forced auction on 5 November 2026 at 13:00 in courtroom D of Retten i Helsingør. The sale is case AS 5-59/2026, requested by the creditor Nordvig Invest A/S and announced by Advokathuset Svendborg A/S. The notice was published in Statstidende on 21 October 2026 under reference S19102026-244.
The property is a larger stud and horse establishment in rural surroundings between Hillerød and Helsingør, assembled from five cadastral parcels sharing one address. The official valuation stands at DKK 8,850,000 as of 10 January 2020, of which DKK 2,248,200 is land value. According to the land registry extract, the registered owner is OAN III ApS.
The sales particulars were drawn up on the basis of an inspection, statements from the owner and the building-register extract, and the announcer expressly does not vouch for their completeness or for the lawfulness of the existing buildings and uses. The case documents lie for inspection at Retten i Helsingør.

Indoor pool, fifteen boxes and two riding tracks
The main building was originally a farmhouse but has been substantially rebuilt and extended, and is stated at the inspection to measure roughly 500 m² — an area neither measured by the announcer nor recorded in the building register. It has been thoroughly modernised with a large hall and main entrance, an open kitchen, several rooms, and an indoor pool area with bathing facilities, finished with joinery kitchens, parquet and herringbone floors and tiled and concrete surfaces.
Behind it stand newer equestrian facilities: a riding hall with integrated stables, estimated at about 1,250 m² and containing 15 permanent horse boxes plus a tack room with kitchen and toilet, and a machine house of about 20 × 38 m, roughly 760 m². The grounds hold two outdoor riding tracks, both stated to have automatic ebb-and-flow watering systems, about eight smaller grass paddocks of some 25 × 30 m each and four larger paddocks, along with fixed fencing, gates and jumping equipment.
The building register does not match the buildings
The building-register extract is not an accurate picture of the property. It still records the main building as a farmhouse with 230 m² of residential floor space and an operating building of 756 m² of commercial space, while the actual state after rebuilding, new construction and demolition is materially different.
Three building cases are registered: S2022-352, S2022-620 and S2024-459. S2022-352 concerns the extension and conversion of the main building, for which a building permit dated 24 May 2022 is recorded but no completion or occupancy permit. The extract also carries a note that there is illegal construction on the property and two unlawfully established riding tracks. The owner has stated that he is in contact with the building case department of Fredensborg Kommune to clarify and correct the building and registration matters.
The notice warns that an auction buyer must investigate the building case position himself, including the prospects for legalisation and correction of the register, and that no guarantee is given that all existing buildings, extensions, riding tracks or uses can be legalised in their current form.
Tenant, VAT and practical details
- Tenant: North Zealand Horses ApS, CVR no. 41 29 49 06, stated to lease the property or parts of it
- Excluded from the sale: the horse water-training facility, industrial washer and dryer and operating machinery, including a mini tractor, which the tenant owns
- VAT: the treatment is not finally settled; the announcer reserves the right for the sale to be wholly or partly VAT-liable
- Inspection: by arrangement with Advokathuset Svendborg A/S, secretary Christina Stamer, tel. 62 65 60 32
- Sales particulars: Advokathuset Svendborg A/S, Krøyers Stræde 3, 5700 Svendborg, tel. 62212124
Two older buried tanks are also registered, both out of operation and decommissioned in 1983.
For local buyers the auction is a rare chance to acquire a fully equipped equestrian complex on nearly 24 hectares, but one whose value depends on resolving an open building case with the municipality. For creditors, the DKK 8.85m valuation of 2020 and the unresolved VAT question will shape what the estate can recover, while Fredensborg Kommune inherits the legalisation file whoever buys.
