Forced auction set for Hornbæk villa valued at DKK 17 million

A coastal villa at Kystvej 40B in Hornbæk will be sold at forced auction on 22 October 2026 at 13:30 at the bailiff’s court in Helsingør, according to an announcement published in Statstidende under reference S02102026-98. The property carries an official value of DKK 17,000,000, of which DKK 14,000,000 is land value. The auction was requested by the law firm Rialtoadvokater.

The property is registered as “27 cs, Horneby by, Hornbæk” and lies by Kystvej behind a closed gate of white timber. The announcement states a registered area of 1,283 m², of which 0 m² is road, and gives the following official figures:

  • Registered area: 1,283 m², of which road 0 m².
  • Official property value as of 10 January 2020: DKK 17,000,000.
  • Land value: DKK 14,000,000.

Inside, the ground floor has an entrance hall, a guest toilet with light marble floor, a modern kitchen with Miele induction hob and extractor, built-in coffee machine and refrigerator, and a living room with muntin doors and a built-in fireplace — the room that BBR records as an orangery. A smaller room faces the water, with a wooden terrace raised so that it looks out over the dunes towards Kullen. The basement holds a wellness area with marble floors, steam bath and a shower behind glass doors, plus a rough kitchen with the district heating unit and storage. On the first floor there is a bathroom with marble floor and bathtub and a bedroom with plank floors opening onto a terrace with a view of the water.

For readers in north Zealand, the case is a rare high-value distressed sale on the Hornbæk coast: a property whose official land value alone is DKK 14,000,000 is being brought to the auction block, which makes it relevant both to prospective buyers and to neighbours watching what happens to a prominent coastal address. The auction itself is the decisive moment — the sale particulars and terms are already available for inspection, and any bidder must act before 22 October 2026.
