Forced auction of former Tjele farm set for 6 November
Por FactBox Admin

A forced auction of a former farm at Nedergårdsvej 8, 8830 Tjele, will be held on 6 November 2026 at 11:30 in Retssal A at Retten i Viborg, Klostermarken 10, 8800 Viborg. The auction was requested by Nordea Kredit Realkreditaktieselskab, represented by attorney Bettina Erringsø of Njord Law Firm, and is announced in Statstidende of 15 October 2026 under reference S13102026-16.
Statstidende is the official Danish gazette for legal notices, and forced auctions of real property are published in its section Tvangsauktioner · Fast ejendom. The notice states that the sales prospectus and auction terms are available for inspection at the bailiff’s office unless otherwise indicated, and that the property is sold as it stands.
The property is registered as 8 l, Foulum By, Tjele, with a registered plot area of 2,870 m², of which 0 m² is road. The registered owner according to the land registry certificate is Poul Bundgaard Olesen. The court case number is AS 2-121/2026, and the requester’s own case number is 510742-230355.
The buildings and the plot
- Main house: built 1876, converted and adapted in 1976, red brick facade; residential area 250 m², of which 100 m² is utilised attic space; commercial area 128 m².
- Building 2: outbuilding from 1980, 120 m², former stable, no heating installation.
- Building 3: outbuilding from 1980, 335 m², formerly a shop and workshop for furniture and interior articles, central heating with solid fuel.
- Building 4: outbuilding from 1980, 128 m², formerly a stable and, in 2004, a course and meeting room, central heating with solid fuel.
- Roofing on the outbuildings is fibre cement containing asbestos; a large old woodshed behind the outbuildings is not registered in the BBR.
The main house has a newer black steel sheet roof in brick look, assessed as above average condition. Heating is stated as natural gas according to the BBR, but a wood pellet boiler and a solid fuel boiler were found at inspection, and the requester reserves the right regarding their functionality. The ground floor includes a rear hall, bathroom, bedroom, dining kitchen, dining room, corner room, entrance and a room; the first floor is under conversion with visible insulation and unfinished floors, walls, ceilings and installations. The property has stood vacant and unheated for two to three years and shows incipient mould growth.
Condition, contamination and utilities
The grounds are overgrown and difficult to access, with several mounds of soil behind the buildings that probably contain rubble and asbestos waste; the requester expressly reserves the right regarding possible contamination and advises the auction buyer to seek independent advice. The courtyard was previously well laid out but is partly dug up, apparently for a drainage project that was never completed. The buyer must expect clearance, maintenance and extensive renovation.
- Water supply: private water supply system.
- Drainage: discharge to the public sewer system.
- Oil tank: a buried, decommissioned oil tank from 1967 is registered in the BBR, size class under 6,000 litres, with no information on its location.
- Appliances found: Bosch dishwasher, AEG built-in oven, extractor hood and hob of unknown make.
Taxes, planning and legal terms
Deferred land tax of DKK 1,554.72 is charged to the auction buyer if the previous owner does not pay. There is no state deferred loan. The property value as of 1 January 2020 is DKK 1,591,000, of which the land value is DKK 522,000. The 2024 valuation is preliminary, and the values stated were set by Vurderingsstyrelsen for preliminary property taxation in 2025 and 2026; any subsequent adjustment is collected from the auction buyer if the previous owner does not pay. Final settlement, including any arrears with interest, is obtained from Gældsstyrelsen after registered change of ownership.
The property lies in a rural zone within an area covered by a local and municipal plan as well as a wastewater and heating plan. It is connected to a shared sewer but lies in a separately sewered area, and there is currently no requirement to change the drainage. The requester is not aware whether the oil tank complies with the requirements of Olietanksbekendtgørelsen or whether the wood-burning stove complies with Brændeovnsbekendtgørelsen.
The Danish act on the right of cancellation for the purchase of real property does not apply at a forced auction, so a buyer is bound by the bid. No condition report has been prepared, and the buyer must accept the property as it is and as it is found, without claims for defects against the bailiff, the requester or the requester’s representative.
Viewing and documents
No date has been set for the viewing of the property. Interested parties can register for a viewing on the website or contact the office quoting the case number. The sales prospectus can be downloaded at boligsiden.dk/tvangsauktioner, and the case documents are available for inspection at Retten i Viborg, Klostermarken 10, 8800 Viborg. Enquiries regarding viewing should be directed to Njord Law Firm, Pilestræde 58, 1112 København K.
The auction gives local buyers and creditors a fixed date and venue for a property that has stood empty for several years and needs extensive work. Because the sale is forced, the buyer takes on the deferred land tax, possible contamination and the full renovation burden without a condition report or right of cancellation.
