Fanø thatched house from 1963 goes to forced auction in Esbjerg

A detached 1963 single-family house at Sønder Land 31 in Sønderho on Fanø is to be sold at a forced auction at the Retten i Esbjerg on 30 November 2026 at 13:00. The auction is published in Statstidende of 30 October 2026, section Tvangsauktioner, under case number AS 12-107/2026. The property, valued at DKK 1,648,000 as of 1 January 2020, is registered in the estate of the deceased owner and is being sold at the request of the estate’s administrator.

The estate behind the sale

According to the land registry extract, the title holder is Boet efter Doris Johanne Thygesen, and the party requesting the auction is the same estate, represented by administrator Peter Boe Christensen of Advokatfirmaet Thuesen Bødker & Jæger, Kongensgade 58, 6700 Esbjerg. The requisition carries case number 280037 skb/aml in addition to the court’s own reference.

The sale is a forced auction of real property, announced by the bailiff’s office of the Retten i Esbjerg. The notice states that the sales prospectus and the auction terms are available for inspection at the court’s bailiff office, and that the prospectus can also be seen online at www.tvangsauktioner.dk. The auction is expressly stated not to be subject to VAT, and the bailiff reserves the right to prepare a statement of the mortgagees’ accounts.

A thatched house with a deep cellar and an outbuilding

The valuation from 1 January 2020 divides into a land value of DKK 835,000 and the remainder attributable to the buildings. The registered plot is 769 m², with no road area included, and the property is registered under matrikel 249, Sønderho by, Sønderho.

Building data from the BBR register and an inspection describe the following main features:

  • Main house built in 1963, converted or extended in 2021.
  • Total dwelling area of 155 m², total building area of 90 m², deep cellar of 40 m² and utilised attic of 65 m².
  • Brick external walls and a thatched roof, with a heat pump and electric heating.
  • Public water supply and connection to the public sewer system.
  • An outbuilding from 1963 with 16 m² of built area, brick walls and a steeply pitched roof of roofing felt.
  • A technical installation consisting of an underground tank below 6,000 litres for mineral oil products, placed above ground, with no registered installation year.

The inspection, carried out by a non-professional person on 20 October 2026, noted that the garden is overgrown and that the outbuilding, which contains a small quantity of household effects and an oil tank that appears to be disconnected, is in poor condition. The deep cellar could not be inspected, and the requester is aware that a small amount of water may occur there. The house has good ceiling height, and one of the first-floor rooms looks out over Hønen, the southern tip of Fanø. The heat pump is rented through OK, and the buyer takes over the rights and obligations under that lease, which is attached to the sales prospectus.

Local plan restrictions and viewing arrangements

Under local plan 106 for the area, buildings may not be demolished, rebuilt or otherwise altered without permission from the municipal council, a condition that limits what a buyer may do with the house and outbuilding. The notice also notes that the property was inspected in a non-professional capacity and that the information is partly based on extracts from the BBR register and the land registry, which may contain errors.

Why it matters locally

Houses on Fanø rarely come onto the open market, and a forced auction of a thatched family house in Sønderho gives local buyers and holiday-home investors a rare route into one of the island’s protected village areas. The combination of a 1963 house modernised in 2021, a listed land value of DKK 835,000 and a local plan that restricts demolition and alteration means the outcome will be watched closely by neighbours and by the municipality, since the sale transfers both the building and the obligations attached to it.
