Initial approval of the Detailed Study for Motarrif Street in Córdoba
Por FactBox Admin

The Local Government Board of the Córdoba City Council initially approved the Detailed Study for the plots located at Motarrif Street numbers 14D and 18, in an ordinary session held on October 5, 2026. The agreement, processed by the Municipal Urban Planning Management (GMU), subjects the file to public inspection for 20 days and is published in the Official Gazette of the Province of Córdoba number 209, dated October 28, 2026, with official reference BOP-A-2026-3531.
The edict reproduces the operative part of the agreement and bears the signature of the GMU manager, Julián Alvarez Ortega, dated in Córdoba on October 15, 2026. The file is identified by the references Planeamiento/ SAF/ 4.1.7.- 1/2025 and PCTM 7600_GE01_2025_01161, and the electronic document features the Secure Verification Code 6A60 0ABD E785 4889 4B92. This is a development planning instrument that does not alter the land classification, but rather the arrangement of buildable volumes within the area.
Reorganization of volumes without additional buildability
The purpose of the Detailed Study is the arrangement of building volumes on both plots, increasing the ground floor occupancy and reducing it by the same proportion on the upper floor. The operation does not entail an increase in the initial total buildability and responds, according to the agreement, to “specific functional needs that guarantee the accessibility of the property.”
The file affects two plots with distinct cadastral references:
- Motarrif Street number 14D: cadastral plot 1645612UG4914N.
- Motarrif Street number 18: cadastral plot 1645611UG4914N.
Promoters and drafting team
The document was presented by Marta Santolalla Cuenca and Jesús Pérez Arrebola, and its drafting was carried out by the architect Mª del Carmen Castro Navajas. The agreement incorporates five documents with their corresponding Secure Verification Codes: the response to a requirement, the signed Detailed Study for numbers 18 and 14D, the respective deeds for both plots, and an authorization.
Imposed conditions and public exhibition process
The initial approval incorporates express limits on the future building permit and establishes the citizen participation procedure:
- The initial buildability corresponding to the surface area of both plots may not be exceeded.
- The plots must be merged prior to obtaining the Building Permit.
- The floor plan and section occupancy schemes of the study are for guidance purposes and are non-binding.
- Said schemes must comply with the remaining parameters of ordinance CTP-1 and be evaluated by the Licensing Service during the permit procedure.
- The public information period is 20 days, via notices in the Official Gazette of the Province, exhibition on the notice board of the City Council and the GMU, and notification to the owners included in the area, in accordance with the cadastral certifications of the Property Registry (articles 78.5 of the LISTA and 104.4.c of the RGLISTA).
- The count begins the day following publication or notification and excludes Saturdays, Sundays, and holidays.
- The file is available for consultation at the Planning Service of the GMU, from 9:00 to 14:00 hours.
The document submitted for exhibition will include an executive summary to facilitate citizen participation, as required by articles 62.1.e) and 5.c) of the LISTA and 104.3 of the RGLISTA. It will be published on the Transparency Portal of the City Council and that of the GMU, on their electronic headquarters, in compliance with Law 19/2013 and Law 1/2014 on Public Transparency of Andalusia.
The decision directly affects the owners of the area, who now have a limited period to file objections, and establishes the conditions under which future building permits will be processed for these two plots on Motarrif Street.
