Villaviciosa authorizes rural tourism at Cortijo Casa del Chobo

A unanimous concession for rustic land

The Villaviciosa de Córdoba City Council has authorized the adaptation of the Cortijo Casa del Chobo, located on the Finca de la Virgen, for use as rural tourism accommodation on non-developable rustic land. The resolution, published in the Official Gazette of the Province of Córdoba on August 18, 2026, reflects the agreement adopted at the ordinary plenary session held on July 27, 2026, which was supported by all eight councilors present.

The municipal corporation is composed of two councilors from PSOE, three from Grupo Alcornoque, one from PP, and two non-attached councilors, all of whom voted in favor of the initiative promoted by the company Tata Carlota SL (CIF B-84174226) under file GEX 3044/2023. The Mayor-President, Gema Elena González Nevado, signed the resolution on July 31, 2026, and ordered its publication in the official provincial gazette.

The project and its cadastral conditions

The project consists of the adaptation of the Cortijo Casa del Chobo for rural tourism purposes. The property is identified cadastrally as Polygon 15, plots 21 and 45, within the municipal area of Villaviciosa de Córdoba. The authorization is granted as an extraordinary action on non-developable land, subject to the prior granting of the corresponding municipal license.

Compensatory payment and legal framework

As consideration for the extraordinary use and exploitation of the rustic land, the promoting company must pay a compensatory payment equivalent to 3% of the material execution budget of the works, excluding the cost of machinery and equipment. This amount already includes the 7% reduction provided for in Article 7.d) of the Regulatory Ordinance on Compensatory Payment on Non-Developable Land of the Villaviciosa de Córdoba City Council.

The resolution is based on Article 22 of Law 7/2021, of December 1, on the Impulse for the Sustainability of the Territory of Andalusia, and on Article 32.2.e) of the implementing regulations of said law, approved by Decree 550/2022, of November 29. Publication in the BOP is a mandatory legal requirement for this type of authorization on non-developable land.

Impact on the municipality

Villaviciosa de Córdoba, a municipality located in the Los Pedroches region, seeks through this authorization to promote a rural accommodation offering that diversifies the local economy. The unanimous approval reflects the cross-cutting consensus of the corporation regarding the sustainable development of the territory and the enabling of tourism infrastructure compatible with the rustic nature of the land.
