Estate auction in Bahía Ballena for 350,000 dollars

The trustee GTS Guaranty Trust Services S.R.L. will auction a 1,550 m² plot of land in Bahía Ballena, Osa canton, Puntarenas province, for a base price of US$350,000, in three rounds to be held between September and October 2026. The auction of the trust assets is published in La Gaceta No. 167 of September 4, 2026, Auctions section (reference IN202601123620).

The company GTS Guaranty Trust Services S.R.L., legal entity ID 3-102735546, acts in its capacity as trustee of the “Guaranty Trust Agreement Casa THAI – GTS – 2024”. The asset to be auctioned is property registration 246495-000, a residential lot located in the district of Bahía Ballena, Osa canton, Puntarenas province, with cadastral plan P-2259162-2021.

Three auction rounds

The auction will take place in three consecutive auctions, all at 11:00 AM, at the offices of Invicta Legal, in San José, Escazú, 200 meters south of the Multiplaza cinema entrance, EBC Centro Corporativo, 10th floor:

First auction: September 23, 2026, with a base price of US$350,000.
Second auction: October 8, 2026, with a base price equivalent to 75% of the original price.
Third auction: October 23, 2026, with a base price equivalent to 25% of the original price.

Participation conditions

For a bid to be valid, the bidder must provide the trustee with a deposit equivalent to 15% of the base price, via a cashier’s check from a Costa Rican bank or another acceptable high-liquidity instrument, and designate a means for receiving notifications. The creditor may participate in any of the auctions without the need for a prior deposit. If the highest bidder does not pay the full amount within the following three business days, the auction will be declared null or void and the deposit will be applied, in that order, to the payment of expenses, interest, and loan amortization. If no bids are received, the creditor may acquire the assets for the base price of the respective auction.

The property, measuring 1,550 m², borders to the north with Carabau S.R.L. and a public street, with a frontage of 30.02 meters; to the south and east with Epiphany de Bahía Ballena S.R.L.; and to the west with Carabau S.R.L. and Residencia Soulea S.R.L. The property has no annotations but registers five easements:
