Municipality of Santa Ana notifies delinquent owners regarding works and fines

The Municipality of Santa Ana, through its Local Government, publishes for a second time a notification by edict addressed to the owners and possessors of properties in the canton who have failed to fulfill the duties established in Article 84 of the Municipal Code, Law 7794. The notice, signed on August 5, 2026, is disseminated in La Gaceta — Official Gazette No. 169 of Tuesday, September 8, 2026, under the official reference IN202601121421.
The measure is adopted under the powers conferred by Article 85ter of the Municipal Code, and proceeds because the addresses of the affected taxpayers are unknown. Notified parties are warned that they must carry out the required work or labor within the period indicated in the “Deadline business days” column; otherwise, upon expiration, the corresponding quarterly fine will be charged to their urban services account, which will be repeated quarterly as long as the omission persists.
Regulatory Framework and Background
The procedure and technical specifications of the tasks are regulated by the Regulation for the Collection of Fines and Construction of Works and Services Performed by the Municipality, as a consequence of the omission of the duties of owners or possessors of properties located in the canton of Santa Ana. Its text was published in Gazette 240 of November 21, 2007, ratified in Gazette 224 of December 13, 2007, and amended in Gazette 176 of September 11, 2008.
The notification shall be considered served on the business day following the third publication, in accordance with Article 241 of Law 6227. The edict is published three consecutive times in the Official Gazette.

Affected parties have means of challenging the notification:
- Motion for reconsideration before the Urban Control Officer.
- Appeal before the Mayor.
- Both must be filed at the Municipal Palace, during office hours, within a period of five business days, in accordance with Article 171 of the Municipal Code.
