Jerez initially approves the planning of Plot T2 in Rompecerones

The Local Government Board of the Most Excellent City Council of Jerez de la Frontera, in a session held on July 20, 2026, regarding Item 36 of the Agenda, agreed to initially approve the “Planning Study for the urban improvement action of Plot T2 of the API Rompecerones - Carretera del Calvario Area 7”. The agreement is published in the Official Gazette of the Province of Cádiz, number 166, dated August 28, 2026.

The initial approval agreement

The agreement adopted by the municipal body consists of three pronouncements. Firstly, the planning instrument for the plot is initially approved. Secondly, the promoter of the action, the commercial entity Ingka Centres Jerez S.L., is required to pay the substitute monetary compensation in favor of the City Council of Jerez de la Frontera, prior to the final approval of the instrument. Finally, it is ordered to notify the interested parties of the agreement and submit the file to the public information process.

Public information period

In accordance with the provisions of articles 45.1 and 83 of Law 39/2015, of October 1, on the Common Administrative Procedure of Public Administrations, article 78.1 of Law 7/2021, of December 1, for the Promotion of Territorial Sustainability of Andalusia, and the state and regional transparency laws, the file is submitted for public information for a period of twenty days, counted from the publication of the announcement in the BOP of Cádiz.

During this period, the documentation will be available for consultation:

  • On the website of the City Council of Jerez (www.jerez.es) and in the Transparency Portal.
  • In person, at the offices of the Urban Planning Delegation, at Plaza del Arenal, s/n, Los Arcos building, from 9:00 to 13:00 hours, by appointment via telephone at 956.149.664.

Allegations must be submitted in writing to any Administration registry, either through the City Council’s electronic office, any municipal registry, or any other administrative registry, without prejudice to the provisions of article 16.4 of Law 39/2015. With the publication, unknown interested parties or those with an unknown address are considered notified, for the purposes of article 44 of the aforementioned law.

Relevance of the action

The planning of Plot T2 of the API Rompecerones-Carretera del Calvario constitutes a key step for the urban development of the area, as it incorporates the substitute monetary compensation that Ingka Centres Jerez S.L., linked to the IKEA group, must pay before final approval. The public information process opens the door for neighbors and entities in the area to formulate allegations regarding an instrument that will condition the urban future of the area.
