CREDIBANJO S.A., in its capacity as trustee of the Juan Carlos Gómez Fonseca - Banco BAC San José - Two Thousand Twenty-Five Trust, calls for the first auction of a property located in the canton of La Unión, province of Cartago, with a base price of $154,065.15. The auction will be held at 2:30 p.m. on September 22, 2026, at the offices of Consultores Financieros Cofin S.A., in Escazú. The notice was published in La Gaceta No. 171 on September 10, 2026, Auctions section, under reference IN202601125540.

The auction is carried out in compliance with the provisions of the trust, registered in the National Registry at Volume 2025, Entry 00273059-01. The asset corresponds to the property in the province of Cartago, registration number 101203-F-000, described as subsidiary property number B seventeen, two stories, intended for residential use and currently under construction.

The property and its base price

The property is located in the third district of San Juan, third canton of La Unión, in the province of Cartago, measuring 185 square meters with cadastral plan C-1597080-2012. It is free of annotations, although it is subject to easement and street encumbrances with reference 1882/417/004. Its boundaries are:

  • North: subsidiary property eighteen B
  • South: subsidiary property sixteen B
  • East: subsidiary property thirty-seven B
  • West: vehicular access

Participation conditions

To participate, the bidder must deposit with the trustee fifty percent of the base price of the asset, via certified check or cashier’s check payable to the trustee, within the hour immediately preceding the opening of bids. The trust beneficiary is exempt from this obligation. The bidder(s) awarded the property will have a non-extendable period of 3 business days, counted from the date of the auction, to pay one hundred percent of the sale price.

Successive auctions and reductions

If there are no bidders, a second auction will be held five business days after the first, at 2:30 p.m. on October 5, 2026, with a 25% reduction of the base price. If necessary, a third auction will take place five business days later, at 2:30 p.m. on October 12, 2026, with a 50% reduction. Starting from the first attempt, the trust beneficiary may acquire the asset for the base price.

If the successful bidder does not make the payment within the established period, the auction will be declared null and void, and the trustee will deliver thirty percent of the deposit to the trust beneficiary as fixed compensation for damages, allocating the remainder to the payment of credits. The notice, signed in San José on August 27, 2026, by Marvin Danilo Zamora Méndez, secretary with powers of general attorney without limit of amount for the company, is published once and is of interest to real estate investors and those seeking to acquire assets at auction.
