Albalate auctions a ruined plot on Tremedal Street

The Albalate del Arzobispo City Council has announced the sale via auction, through an open procedure, of a plot in a state of imminent ruin located at Calle Tremedal, nº 100, classified as a municipal heritage asset. The announcement is published in the Official Gazette of the Province of Teruel number 176, dated September 15, 2026, under reference 2026-2663, and sets a bidding price of 300 euros plus VAT, which may be improved upwards.

The operation is part of the municipal urban recovery strategy for Calle Tremedal, aimed at the rehabilitation of buildings in a state of ruin and the attraction of industrial activity to the town. The administrative clauses specifications, signed by Mayor Celia Trullen Carbo on September 13, 2026, establish strict conditions for the successful bidder, who must construct and rehabilitate the property in accordance with the Municipal Urban Planning Regulations and applicable environmental legislation.

Plot Characteristics

The plot subject to the auction is urban land of 43 square meters, with a cadastral construction valuation of 147 euros, registered in the Property Registry of Híjar and acquired by the municipality through donation. Its registry data are as follows:

Obligations of the Successful Bidder

The specifications impose on the buyer the obligation to repair the property and comply with maximum deadlines, the failure of which—without cause attributable to the City Council—will result in the reversion of the land to the council and the loss of the investment, without right to compensation:

Request the municipal building permit within a period of six months from the signing of the purchase agreement.
Begin the works within a period of six months from the notification of the granting of the permit.
Completely finish the works within a period of two years from said notification.

Payment of the price shall be made 100% upon signing the contract, and the City Council undertakes to grant a public deed before a notary once the amount has been paid. All expenses and taxes derived from the transfer shall be borne by the buyer.

Prohibition of Resale and Speculation

The successful bidder may not alienate, lease, or establish charges or encumbrances on the plot, except for a mortgage expressly authorized by the City Council and for the exclusive purpose of financing the projected construction. If the purpose of renovation and rehabilitation is not fulfilled within a period of five years, the buyer shall forfeit the price paid, and the property may revert to the City Council free of charges.

The auction is part of a municipal policy that seeks to convert ruined plots on Calle Tremedal into rehabilitated spaces to accommodate medium and large companies, thereby contributing to the socioeconomic development and the recovery of the urban center of Albalate del Arzobispo.
