Cabañas del Castillo puts out to tender the bar of the Solana Pensioners' Home

The Cabañas del Castillo City Council has opened the procedure to lease the municipal bar-cafeteria premises of the Solana de Cabañas Pensioners’ Home, located at 41 San Miguel Street. The Mayoral Resolution of September 22, 2026, approved the economic-administrative clauses governing the contract, according to the announcement published in the Official Gazette of the Province of Cáceres number 0186, dated September 29, 2026 (reference BOP-2026-4505). The specifications will be available for public viewing for eight days, and bidders have fifteen calendar days to submit their proposals.

The contract is processed as a lease of a patrimonial asset through an open procedure, in accordance with Article 107 of Law 33/2003, of November 3, on the Patrimony of Public Administrations. The contracting authority is the Mayor-President, Jesús Fernández Hormeño, and the department instructing the file is the municipal Secretariat, located at El Enrollao Street, no number, Cabañas del Castillo (10373).

A base rent of 1,200 euros and up to four years of operation

The base tender budget is set at 1,200.00 euros, excluding VAT, and the duration of the contract is one year from the signing, extendable for identical periods by mutual agreement between the parties up to a maximum of four years. The object includes the premises designated as a bar-cafeteria and the movable assets listed in Annex III of the specifications.

Rent, improvements, and installations as award criteria

The evaluation of offers combines automatically quantifiable criteria. The highest rent offered provides up to 80 points; improvements to installations or appliances add one point for every 100.00 euros of improvement, and improvements in service provision at no additional cost can reach up to 10 points. All criteria must be justified with the supporting documentation provided for in the specifications.

The proposal model appears as Annex II of the specifications, and the documentation and information can be obtained at the City Council until the day before the closing date for the submission of offers.

Eight days of exhibition and fifteen to bid

The specifications are open to the public for eight days starting from the day following the insertion of the announcement on the Public Sector Procurement Platform and on the municipal website. The tender will be postponed if claims are filed against the specifications.

Offers must be submitted to the Town Hall of Cabañas del Castillo within fifteen calendar days from the day following the publication of the announcement in the Official Gazette of the Province of Cáceres. The opening of proposals will take place in the session hall between the first and twentieth business day following the closing of the deadline, between ten and fifteen hours, moving to the next business day if it falls on a Saturday.

This call is added to other similar tenders in the province: the Town Hall of Saucedilla keeps open the competition for the lease of the bar at the Pensioners’ Home of that town, published in the Official Gazette of the Province of Cáceres on September 25, 2026 (reference BOP-2026-4468).

The lease opens a business opportunity for hospitality operators and entrepreneurs in the Villuercas area, who can operate a municipally owned premises that is already equipped and has a modest starting fee. The operation is also of interest to the municipality as a whole, because the continuity of the bar-cafeteria service at the pensioners’ home of Solana de Cabañas depends on the tender attracting sufficient offers.
