Cáceres begins the expropriation through joint valuation of Capellanías II

The Cáceres City Council has approved the initiation of the expropriation procedure via the joint appraisal system for the urban execution of the Comprehensive Action Unit UAI 8.01 Capellanías II, included in the Developable Land Sector UZI 09.01. The decision, adopted by Resolution dated August 19, 2026, has been published in the Official Gazette of the Province of Cáceres number 0167, dated September 1, 2026, with reference BOP-2026-4116.

The file is being processed at the request of the Council itself and is subject to public inspection for a period of one month, in accordance with article 202.2 of Royal Decree 3288/1978, of August 25, which approves the Urban Management Regulations for the development and application of the Law on Land Regime and Urban Planning.

A joint appraisal procedure

Expropriation by joint appraisal is the mechanism that allows the City Council to obtain the land necessary for the execution of an action unit when private management is not achieved. In this case, the procedure affects the owners of the developable land in sector UZI 09.01, for whom a single valuation of their assets and rights will be established.

In compliance with article 119.b) of the General Regulations of the Sustainable Territorial Planning and Urban Law of Extremadura, affected parties will be notified individually to express their agreement or disagreement with the established valuation within a period of twenty business days.

Deadlines and procedures for affected parties

Interested parties have two distinct time windows to exercise their rights:

  • One month of public inspection, during which the approved document may be consulted and allegations may be filed.
  • Twenty business days from the individual notification to pronounce on the valuation of their assets.

The approved document may be consulted during the public inspection period at the Planning and Urban Management Section of the City Council, as well as on the municipal website (https://www.ayto-caceres.es/ayuntamiento/plan-general-municipal/).

Signature and publication

The announcement is signed by Pilar de la Osa Tejado, in her capacity as General Secretariat of the City Council, dated August 25, 2026, and is published on page 20305 of the provincial gazette.

The launch of this expropriation file represents a decisive step toward unlocking the urban development of Capellanías II, a key sector for the expansion of the city’s residential land. Affected owners must remain attentive to the indicated deadlines, as the failure to submit allegations or the lack of a pronouncement on the valuation may condition the outcome of the procedure.
