The Council of the Xunta de Galicia definitively approved, in its meeting on August 3, 2026, the project of regional interest (PIA) for the expansion of the facilities of Montajes Fivi, S.L., in the municipality of Teo (A Coruña). The decision was made public through the Resolution of August 13, 2026, of the General Secretariat of Industry and Energy Development, published in the Official Gazette of Galicia number 165, on September 1, 2026.
The agreement, adopted under article 60 of Law 1/2021, of January 8, on the territorial planning of Galicia, also approves the modification of the General Municipal Planning Plan (PXOM) of Teo, in accordance with articles 20.4 and 58.2 of the same law. The urban planning regulations (04.NU) are incorporated as an annex to the agreement.
A new industrial sector SUD-10
The expansion involves the urban transformation of rural land, which becomes classified as developable, through the creation of a new singular sector of economic activities called SUD-10 Montajes FIVI, in the area of Igrexa, Reis. The main determinations of the area are:
- Area of the scope: 15,814.35 m².
- Characteristic use: industrial (weighting coefficient 1).
- Total profitable buildable area: 10,800 m².
- Type of utilization: 0.6829 m²/m².
- Maximum building height: 10 m in general, extendable up to 15 m in exceptional and justified cases.
The sector will constitute a single-sector distribution area and will be developed through the execution of the detailed planning included in the PIA as a single polygon.
Development and processing
The detailed planning will have indefinite validity and will be developed through the corresponding urbanization project, which must be processed before the Teo City Council and the competent bodies. Before its drafting, the equidistribution project must be processed, specifying the fair distribution of burdens and benefits. The urbanization project will encompass the road network, water supply, sanitation, electricity supply, public lighting, telephony, and gardening.
The full content of the PIA is available in the territorial planning and urbanism registry of the Xunta, while the strategic environmental report can be consulted on the website of the department competent in environmental matters.
Appeals and impact
The agreement of the Council of the Xunta ends the administrative route. A contentious-administrative appeal may be filed against it before the High Court of Justice of Galicia within two months of publication, or, optionally, an appeal for reversal within one month. The resolution is signed by the General Secretary of Industry and Energy Development, Nicolás Vázquez Iglesias.
The approval represents a boost to the expansion of an industrial company based in the municipality of Teo, with the provision of more than 15,800 m² of developable land for industrial use, which is expected to favor economic activity and employment in the Santiago region.
